Selling a home in Almuñécar, Nerja or nearby?
Send us a few details about the property. A local agent comes back to you with a free valuation and tells you how we would sell it.

- Usually 2–4 months
Reserve, arras, notary
We arrange viewings, negotiate offers and stay with you through the deposit contract and the signing.
Papers the buyer's lawyer will ask for
You don't need any of these to send the form. If one is missing, we tell you who issues it and how long it takes.
- Escritura
Your title deed, signed at the notary when you bought.
- Nota simple
A recent extract from the Land Registry. We can order it for you.
- Certificado energéticoNeeded to list
The energy certificate. By law a home can't be advertised without it.
- Recibo del IBI
The last council property tax receipt.
- Certificado de la comunidad
Confirms community fees are paid, for apartments and urbanisations.

Your Spanish tax number. Non-residents: the buyer holds back 3% of the price for the tax office.
What sellers ask us first
What does the valuation cost?
Nothing. Sending the form and getting a valuation is free, and you decide afterwards whether to list with us.
When do I pay your fee?
Only when the property sells. We agree the fee with you in writing before your home goes on the market.
Do I need to be in Spain to sell?
No. We can hold the keys and run the viewings, and the signing can be done by someone you name in a power of attorney (poder notarial).
Can I sell a property that is rented out?
Yes. Tell us in the form whether it is a long-term or a holiday let, because it changes who the buyers are and how viewings work.
