Buying a homeYour NIE and a Spanish bank account: the first two stepsHow foreigners get a Spanish NIE, what the certificate of non-residence is, and why you need both before you sign. Why buy a home on the Costa Tropical
Six reasons people buy on the Granada coast, from the winter sun to the drive to Granada, and what to weigh up before you do.
Most people who end up on the Costa Tropical come for one reason and stay for five more. Here are six of them, with the numbers where we have them, followed by the parts that deserve a clear head before you sign anything.

The winters are mild and the sea stays warm
The Sierra Nevada and the Sierra de Almijara stand between this coast and the cold air of the interior, and the land faces due south. The result is a winter that barely deserves the name. Regional tourism figures put the sunshine at more than 300 days a year, with an average temperature of around 20 °C.
The long-run climate normals for Motril (1981–2010) give an annual mean of 19.0 °C, a January daytime high of 17.6 °C and an August high of 30.1 °C. In practice that means lunch outside in January, and a sea you can swim in from June to October. Winter water sits between about 15 and 16 °C. August is the warmest month, with the sea averaging 24.6 °C.
Tropical fruit grows on the doorstep
Mango, avocado, lychee and custard apple are grown on farms around Motril, Salobreña and Almuñécar, and several of those farms run guided tours, which is a pleasant way to spend a morning. Growers began planting these trees commercially in the 1960s. Local tourism material calls the area the largest producer of quality tropical fruit in Europe.
Cherimoya from the coast carries a designation of origin, and the local food culture runs through salads, desserts and fresh juices. That is everyday eating here, not only a tourist trail.
The roads are better than they used to be
The A-7 now runs the coast from Nerja to Motril, and the A-44 climbs north from Motril to Granada. The motorway went in stage by stage, from the Nerja to La Herradura stretch listed for 2000 to the sections near Motril in 2014.
Almuñécar is within 90 km of two airports, Granada (GRX) and Málaga (AGP). Transfer firms quote about 1 hour 6 minutes from Málaga airport to Almuñécar, and the ski slopes above Granada are roughly 100 km from Salobreña: a day trip, not an expedition. Our airport comparison has the detail.
The prices sit well below Marbella
Asking prices per square metre tell part of the story. In October 2026, Fotocasa's municipal pages put Almuñécar at €3,444 per m², about a third below Marbella at €5,060. Nerja, just over the provincial border in Málaga province, is at €3,980. Motril, the largest town on the coast by population, is at €1,812.

These are asking prices, and final sale prices are usually lower, so treat the numbers as a starting point. On the same index Almuñécar is up 14.2% on a year earlier. A secondary site that reproduces idealista listings gives a lower Almuñécar figure for November 2026, at €3,170 per m². Check two portals before you decide.
Homes for saleSee homes for sale in AlmuñécarThe towns have people in them all year
The coast is not only holiday homes. Motril had 58,939 residents in 2023 and Salobreña 12,562 in the same year. Almuñécar counted 27,544 on 1 January 2025 in the national statistics institute's municipal register.
Year-round life is easier to judge on a weekday in November than from a brochure. Walk the town centres outside the summer and see who is still there, which shops have their shutters up and where the school run goes.
The mountains and Granada are a day trip away
The Sierra Nevada rises directly behind the coast. Mulhacén is 3,479 m high, and the Pradollano ski station sits at 2,507 m, which makes it one of Europe's most southerly ski resorts.

The Alhambra is in Granada city, reached from Motril on the A-44. It is the obvious day trip inland, and a reminder that the region's history runs well beyond the beach.

For the wider picture of towns, services and the buying process, read the Costa Tropical buyer's guide.
Now the part brochures tend to leave out. A few things can make buying here less comfortable than the photographs suggest. If a plot or house sits on a slope, expect steps, retaining walls and sometimes a long drive up, so check the gradient, the access and the parking before you fall for the view.
Summer is hot. The sea averages 24.6 °C in August and Motril's August daytime high is 30.1 °C, so plan for July and August to be hot, and ask whether the home has shade and cross-ventilation.
If an international school matters to you, check the options directly with the schools, and do it early, because it may decide which town suits you. Flat building land may be hard to find near the towns, so check the planning position of any plot before you commit. A local lawyer is worth the fee for that alone.
Finally, check the figures yourself. Asking prices, sea temperatures and climate normals come from different sources and different years. Use them to frame your questions, not to replace a survey or a valuation.
